This will involve contracting routine maintenance by tendering process, obtaining quotations for work and arranging attendance by qualified tradespeople, whether for regular maintenance, incidental remedial work or emergency repairs. Mediate disputes involving the Owners Corporation & its members. Advise the Owners Corporation regarding responsible & proper funding for both recurrent & non recurrent expenditures. Provide advice to Owners Corporation members regarding individual and corporate rights & responsibilities. Control the Owners Corporation's finances by reviewing every invoice before authorising payments to contractors. pursuing late payment of members contributions & levies. reporting regularly to the committee on year-to-date financial performance. Advise & make adequate insurance arrangements to protect the corporation's assets.
Service Delivery Standards We seek to achieve this by: Returning telephone calls the same day(unless physically impossible, whereupon response will be within twenty-four hours) Responding to correspondence within seven days (including processing and posting) Working closely with active Owners Corporation committees and keeping them informed of all matters relevant to the groups administration and, in particular, those matters arising from discussion and our attendance at meetings.
